Luxury Las Vegas penthouse sold for a record breaking $9.5 million
Frank Napoli of Berkshire Hathaway HomeServices Nevada Properties and owner of The Napoli Group started out the new year by closing the largest sale in Waldorf Astoria history. The 3,922 square foot luxury penthouse, located on floor 43 of the famed Waldorf Astoria high-rise tower, sold for a record breaking $9.5 million.
Fully custom and top-of-the-line, the unit was completely remodeled and masterfully rebuilt by Pedram Rahimi, a renowned designer in Las Vegas who specializes in build-design projects. Situated just off the iconic Las Vegas Strip, the unit is only one of six in the entire building featuring this unique floorplan.
“As a resident of the building for almost a decade, this is a full circle moment. I truly believe in the Waldorf Astoria brand and lifestyle,” said Napoli. “I have seen the demand for the building increase as the building improves, and I think the demand will continue to grow. These units are one-of-a-kind in the Southern Nevada market.”
Showcasing views of the city lights and skyline, the penthouse includes three bedrooms, four bathrooms, an office, modern kitchen, great room, dining area and lounge.
The gourmet kitchen features a backsplash by artist Alex Turco, Miele appliances and a Gaggenau wine fridge. State-of-the-art technology is placed throughout the home including Bowers & Wilkins speakers, a Bryston Media System, Lutron technology with remote lighting, temperature and music, along with electronic shade control.
The primary bathroom contains many spa-like features including Scavolini cabinetry, mosaic tiles, dual sinks on quartz countertops, Dornbracht finishes, heated limestone flooring, dual shower heads and a stand-alone BainUltra jacuzzi tub. Each additional bedroom features individual ensuite bathrooms.
Residents of the Waldorf Astoria are privy to the same luxury amenities as hotel guests, such as room service, housekeeping, concierge services, a private lobby, secluded elevator and valet. The high-rise tower also offers access to an advanced fitness facility, full-service spa, hair and nail salon, a sparkling pool fully equipped with cocktail servers and cabana rentals and several award-winning restaurants within walking distance on the Las Vegas Strip.
While this record-breaking sale was the first sale of the year for Napoli, he closed 13 units within the Waldorf Astoria in 2023, contributing to a sales volume of $110 million.
The Napoli Group has another $9,995,000 penthouse listing in the tower that recently hit the market. It sits at 3,980 square feet, with three bedrooms and four bathrooms. Napoli is set to break his own record for the largest sale in Waldorf Astoria history if the penthouse sells at its listing price.
